Open calculator →The home buying journey, in order
- How much can I borrow? The affordability calculator uses income multiples and a lender-style stress test on your real take-home pay.
- What will it cost upfront? The stamp duty calculator covers SDLT in England and Northern Ireland, LBTT in Scotland and LTT in Wales, with first-time buyer relief and second home surcharges.
- What will I pay each month? The mortgage calculator shows the payment, total interest and a full amortisation schedule, including what happens when a fixed rate ends.
- Should I buy at all? The rent vs buy calculator compares your net wealth on both paths, with every assumption visible.
Once you own
Overpaying even £100 a month can take years off a mortgage — the overpayment calculator shows exactly how much, and warns you before you exceed the penalty-free allowance. When your deal ends, the remortgage calculator compares staying put with up to two new deals by true cost, including fees and cashback.
Budgeting beyond the mortgage
The monthly payment is only part of the cost of owning. Budget around 1% of the property value a year for maintenance, plus buildings insurance, any service charge or ground rent, and council tax. Your conveyancer, survey and removals can add £3,000–£5,000 on completion day. The rent vs buy calculator includes maintenance and selling costs so you can see the full picture.
Live rates, clearly dated
Interest-rate fields are pre-filled from the Bank of England's published average quoted rates for 2-, 3- and 5-year fixed mortgages, refreshed automatically, and always shown with the month they relate to. They're a starting point: change them to match the deals you're actually being offered.
